A key element to the conceptual planning of a project is the ability to transfer theory and vision of a project site into real world dimensions. Goldsmith and Associates creates a site plan based on input of design professionals. This input includes demographic analysis, density requirements, community vision and evaluation of product types. Goldsmith and Associates then plans the property assimilating ground components, such as, topography, sensitive areas and other site constraints with the above described input. The compatibility of these elements is measured against local development regulations, utility infrastructure capacity and existing land uses. The planning is critical to the implementation of a feasibility site plan from which a project advances through the regulatory system.
The planning process consists of:
- Provide full planning services or work with Developer's Planning Staff/Architect, provide technical planning refinement and land use strategies for completion of the site plan.
- Preparation of the Master Drainage Plan and Comprehensive Grading and Utility Plan.
- Supervise environmental preparation analysis and prepare environmental support studies.
- Preliminary Plat Design, Processing and Approval.
- Hearing representation, expert witness testimony.
