Goldsmith and Associates then plans the property assimilating ground components, such as, topography, sensitive areas and other site constraints with the above described input. The compatibility of these elements is measured against local development regulations, utility infrastructure capacity and existing land uses. The planning is critical to the implementation of a feasibility site plan from which a project advances through the regulatory system.

The planning process consists of:

• Provide full planning services or work with Developer's Planning Staff/Architect, provide technical planning refinement and land use strategies for completion of the site plan.



• Preparation of the Master Drainage Plan and Comprehensive Grading and Utility Plan.



• Supervise environmental preparation analysis and prepare environmental support studies.



• Preliminary Plat Design, Processing and Approval.



• Hearing representation, expert witness testimony.
